Hello,

we have made further progress with the planning of the house.
There is the first preliminary draft.

Development plan/restrictions
Size of the plot: ~850m2
Slope: Yes
Floor area ratio: 2
Number of parking spaces: 2
Roof shape: Gable roof (mandatory)
Orientation: Southwest

Requirements of the builders
Number of people, age: Couple ~32 years, no children (also no wish, max. 1 child if anything should still come)
Home office must be included.
Overnight guests per year: occasionally maybe someone.
Open kitchen, cooking island: closed kitchen(!), we don’t need a cooking island.
Number of dining seats: 2-8
Fireplace: Yes
Balcony, terrace: Yes
Garage, carport: Carport

House design
Who is responsible for the planning: General contractor
What do you like in particular? Why?: Location of the house on the slope, terrace + carport well solved, we also find the basement suitable.
What do you not like? Why?:

Bathroom: (we have sketched a bit)
* we want to place the shower where the bathtub is
* the bathtub lengthwise where the toilet is
* the toilet where the shower is.
* Floor-to-ceiling windows

Kitchen: Window should be normal size, no cabinets needed on this wall.
Living room: western window should be shifted toward the south so that it aligns flush with the window/door in the attic.
The terrace should also be 0.5-1m wider toward the west (and the carport to grow from 6m to 6.5-7m wide).
The storage room on the terrace is also mandatory, maybe it will also be a bit wider, the small roof overhang of the storage over the terrace will also be removed.

We are actually quite happy with everything else, next week we have the next meeting with our change requests.
We are still not sure whether the facade will be completely wood, plaster + wood, or stone + wood.
The view is only interesting west & south :) to the east another house will be built.

The plot is somewhat difficult to build on due to the slope, but we think the GC has done a very good job here.
The GC is from the neighboring village and has already built >20 houses on this slope, respectively in this location.
Heating is done with an air heat pump and underfloor heating (27-29 degrees flow temperature), we actively decided against residential ventilation. The house complies with the local development plan.

The SITE PLAN is oriented = top north bottom south

I would still make a kitchen plan to see if the window is not a bit too wide after all. I see more of a two-row layout there, possibly with an additional window facing north. Personally, the kitchen is also too far from the terrace area for me. Whether closed or open is just a matter of taste.
I would run the door to the storage room under the stairs along the wall towards the top of the plan, then the space under the stairs is much better usable. From the hallway side, possibly a lower flap to slide beverage crates or similar through.
I find the sill height of the window at the dining area uncomfortable for sitting at the table. With a bench, you would also like to have a backrest sometimes.
I like the stairs, the cloakroom space also seems sufficient, I would probably have the toilet door open outwards. Even if, according to the plan, there is a risk of collision with the entrance door, but both doors are not constantly in use. This makes it possible to place the hand washbasin a bit further down the plan, allowing a more comfortable distance to the toilet.
I find the bathroom upstairs better in the original, as it is more spacious. The passage between shower and washbasin is more generous, the shower is easy to use without doors, etc., and the toilet/washbasin area is also more spacious. The window can then be moved a bit further down the plan, giving the shower even more space.

I find the house a bit.. stiff and I’m not warming up to the plan.

Wouldn't it make more sense to place the garage as a border building to the east and design the south side in the basement as a multipurpose room, so you still have some of the property? Then put the upper floor with the bedrooms on top of that…


Where is the toilet now and where is it supposed to go? I can’t make sense of it because it’s overwritten.

What is the budget?

In OE people stay silent about money they have.

In the post he also remained silent there.

But the design is quite effective. The rock is certainly an argument. I also like the mixed construction method. That is often a tradition in the mountains.

The question is whether to move 4 meters forward or if some minimum distances of 3 or 5 meters must be observed there.
