Good evening everyone,
my girlfriend and I are planning to build or have built a prefabricated house on our property. We have shortlisted two prefabricated house manufacturers, but a crucial question recently came up...: Since we are building on the boundary (on both sides with permission from the neighbors (clarified) and the building authority (still pending)) we need an F90b fire protection wall on both sides. These walls, of course, have no windows. Since we live in Rhineland-Palatinate, there are special regulations for a fire wall here:
The state regulation RLP states according to § 30 Landesbauordnung I that a fire wall may consist of non-combustible materials.
Since almost all prefabricated house manufacturers (at least those we have selected) construct walls with wood, this type of construction, in my opinion, is not allowed. Of course, we inquired about this and received the response that this is indeed possible, since all fire walls comply with the DIN standard and are approved as such. Otherwise, they would not be allowed to build terraced houses.
We are now very uncertain whether we should go ahead with a prefabricated house manufacturer or not, because the state building regulation clearly states that a fire wall must NOT consist of combustible materials...
What is correct now... or what can we do, is building only with a solid house manufacturer the only option here...?
