Financing viewed realistically?

Hello,

First of all, great praise that this forum exists.
Now my questions :-)
My husband, 25, and I, 22, want to build a house. Together we earn 3500 € monthly.
We estimate about 350,000 € for the house

- 44,000 € plot of land (802 sqm)
- 10,000 € (notary, trade tax, etc.) (broker fee omitted since we want to take the loan through [Volksbank])
- 160,000 € house (170 sqm, roof, shell construction, windows, shutters, partition walls)
- 15,000 € kitchen
- 70,000 € (bathroom (1 x guest WC, main bathroom and later children’s bathroom), heating, solar, water softening system, ventilation with heat recovery, oven with water jacket, underfloor heating)
- 15,000 € garden
- 36,000 € ancillary costs (painting work, tiles, parquet, other equipment)
I think this table is relatively realistic, right?

We have 28,000 € equity and 4,000 € home savings = 32,000 € equity

We could repay about 1500 € per month, as currently we pay 560 € rent and can save 1400 €.

Is all this realistically calculated and will the bank help us? What do you think?

I forgot one thing, since we can have a KWF 40 house, we can receive a loan of €50,000 from the Kfw Bank, and the remaining €300,000 through the bank.

Hello Sandra,

that should be feasible.

The monthly installment for the desired financing is about 1,200 EUR. There is still some room for a higher repayment to shorten the term.

Even though such financing is basically feasible, I would still rather keep my hands off it when the loan amount exceeds 300,000 euros. I also don't believe that as a homeowner it is still possible to repay 1,500 euros with a net income of 3,500 euros, since the maintenance of a single-family house (with [Grundstück]) is likely to cause significantly more costs than a rental apartment.
