Financing so realistic

Hello construction experts,

we are both 30 and have a 1-year-old daughter, but the second baby is coming soon....
Originally, we always wanted to renovate an old building ourselves (skilled workers in the family), but due to the family situation with children and because the old shacks just seem way too much to us – we would now prefer to have a turnkey build done.
Of course, this will cost us a lot, so I would like to have an assessment from you before I embarrass myself at the bank next week...

-Land 400sqm 66,000
-House e.g. Heinz von Heiden base price 103T 110,000
-Surveying -> staking out 3,500
-GRE tax 1,400
-Notary 2,000
-Filling soil 5,000
-Building application 1,000
-House connections 10,000
-Garden own work 2,500
-Kitchen own work (appliances available) 2,000
-Floor coverings, wallpapers, etc. 4,000
-Additional furniture 5,000

Let's round up to 215,000 to be safe (in case I forgot something).
Less equity of 50,000 we would have to finance 165,000 euros!

Our income:
1x salary 2400
2x child benefit 370
Parental allowance stretched until 4.2013 300 (double duration but half the money)

I assume medium term 2800 euros , since the parental allowance does not last forever and a part-time job will just about cover daycare fees and advertising costs. So my wife will only noticeably increase our net income in a few years -> then special repayments. According to my calculation, at 4% interest 1% repayment -> 687.50 monthly.
Of course, there will still be management costs, but it should be well under 1000€, from my point of view that fits or am I too optimistic?

So 3 questions:
1. Do I have major mistakes in the calculation?
2. Can I finance this with 1% repayment?
3. Would a basement even be financially possible?

I believe that the amounts will hardly be sufficient, as for example only the basic equipment of the SF house is estimated, surely some additional thousand euros will be added, and the information about the garden also seems far too low. What about one or two garages or carports? I would review the cost aspect thoroughly once again.

Of course, we still need to clarify how high the final house price will be. But I always thought that the base price basically includes everything technical: water, heating, electricity? I have already set the base price at 110,000 (so +7000). I have no idea about gardening; I was thinking of a pallet of lawn stones, a few terrace slabs, a small fence screwed together myself, a bag of grass seed, and a few shrubs for free from relatives—is that too simplistic? A carport would be something that would come later when you have a bit of money (Christmas bonus, etc.).

- Rainwater pipes included?
- Light wells included?
- Roller shutters included?
- Painting of visible wooden parts on the roof included?
- Installation in the basement flush-mounted or surface-mounted?
- Payment plan not exceeded? (no more than 50% should be paid after roof covering)
- Completion date?
- Completion guarantee?
- Which roof tiles exactly? (company, type to be specified)
- Which sanitary fixtures exactly? (company, design)
- Which tiles exactly? (company)
- Which insulation exactly?
- Which doors exactly? (company, design)
- What must the client provide specifically? List.
- Contractual penalty

This is all up to you. Ask Heinz von Heiden. Of course, as an additional cost
