Good day everyone, we plan to buy a house with costs including additional expenses at 314,000. We will take out a loan of 280,000 and have 50,000 in equity. About us: 34/33 and one child 10 months old. It is important to us that I can also manage the loan alone on a transitional basis. I earn a basic salary of 2200, which was also used for calculations (but there are continuously 200-400 euros in addition due to overtime/bonuses). A long fixed interest rate was important to us, but 30 years was beyond our means. The monthly burden was well over 1000 euros. Salary currently 2200.--? and otherwise nothing except child benefits. Then I would not consider a real estate financing. If the woman works again, then possibly.

It's a 100% financing and for 20 years fixed, the interest rate is actually not bad. There won't be a new build for that price, so it depends on what still needs to be done to the house. For me, it's still too tight at the moment, even if a second child is planned.

In any case, inquire at other institutions and possibly consider an interest rate fixation of over 15 years. You have one child, is family planning completed? If not, even this financing will be very challenging.
