Great answer. That I still have to go to a consultant is clear. But I’m asking here in the forum for tips. Do you have any tips? If yes, then write them here.

Now, take it easy! You asked (see above) about the most sensible approach. And my answer, that is the advice of a professional consultant who has studied your documents, is definitely the most sensible.

The forum is called "Ablauf der Baufinanzierung."

So I asked here hoping to get an answer... Or was this forum created for something else...?

The subforum in which you post your question is less relevant. Only your question counts!

You should rather think about why no one answers you here.

Your tone leaves much to be desired – and one regrets having answered you at all. If you know that there are consultants, you could have indicated that as well; there are also other users who would be well advised with such an answer. You don’t always encounter the answers you want to read. Nevertheless, one keeps the polite form! Especially just then, when one still wants to have many questions answered.

Hi ypg,

Now please don’t make me look like I’m coming across as unfriendly.

I found your answer
to my question in the first post anything but what one would expect in a forum.

Who is helped by such an answer? Not me and not others who have similar questions!

Maybe you wanted to make a different statement with your post in #2?
For example, if you had wanted to say that with my information from the first post no recommendation can be made from a distance because it is too complex and for this reason I should consult an expert on site, this statement from you would have a completely different character and at least I would have interpreted your answer differently. Do you understand?

But you write a sentence in that is anything but self-explanatory and to me it looks like you have no idea and just wanted to spam.
There are always some know-it-alls who just post something. The main thing is their posts get upvotes. That’s why I responded accordingly. If that was not the case: Sorry and many apologies for my 3rd post!
Please don’t misunderstand. I’m not saying that YOU do or did that. I’m speaking in general. You have certainly experienced that many times too.

Just as an example:
Suppose you’re in a cooking forum and want to know how to prepare a perfect steak in a kettle grill.
Someone answers: "Go to a chef, he’ll tell you that!"
What would you think then?

If you feel attacked by my choice of words, that was not my intention.
I’m not here to pick fights but to get answers.

With really kind regards
phobos

Even if the choice of words may have come across a bit harsh, ypg is right.

We neither know the condition of the building nor all your financial and personal background information. I also advise you to go to a financing professional (preferably several) and get offers. We went to 2 major brokers and got advice. In the end, we ended up at the local Sparkasse through the brokerage because they offered us the best terms.

You can then post the various offers here, so people can discuss them.

It is best to also inform yourself about low-interest loans and grants from KfW and promotional banks. Furthermore, I would already inform myself in advance about the advantages and disadvantages of combination building savings loans and annuity loans. I have already excluded the combination building savings loan for myself, since their advantage (flexibility) can now also be found in annuity loans in the form of special repayments and changes in the repayment rate. Others swear by it again. If you get offers for combination building savings loans, have the effective interest rate shown over the entire term. Only that makes the offers comparable.

Best regards, Musketier
