Financing framework (HH; new construction on own land; 3 children, civil servant A13)

Hello,

I’m new here in the forum, so far just a silent reader.
We have been gifted a plot of land. We now want to build something reasonably large.

So far, we have been able to live very cheaply through connections ("Vitamin B"). We want to know what we can reasonably afford. We struggle with high rates, but renting would probably be much more expensive here in Hamburg.

Using the calculator from Finanzfluss, we come to approximately 650,000 to 700,000 euros when entering current interest rates. But the rate somehow feels too high for us.

It would be nice to have as low rates as possible in the first 5 years to be able to take parental leave or work part-time for a year. My wife can later work when the children are teenagers. But it would also be nice if that only needed to be to a small extent.

What questions and suggestions are there?

130sqm for five people is already relatively tight (four bedrooms), 150sqm is better. Let's calculate with 150sqm = 500k house construction including ancillary costs (flat plot, no special features, carport, paved driveway, no large outdoor facilities, no frills in the house). So investment somewhere around 720k (I could not find the purchase price for the plot, the standard land value is different from your mentioned market value) and equity 150k ==> financing volume 570k

Living expenses flat rate (this is how we calculate) 50% of net income, then about 3,200€ minus health insurance = 2,600€ for the installment

No idea if and how you want/can apply for subsidies (does your taxable income fit for KfW 300?) - I have no experience with ifb.

But 150k ifb loan with 2% interest and 2% repayment = 500€ monthly. KfW 300 with 200k loan at 3% interest (fixed for 20 years) and 3% repayment = 1,000€ monthly. Bank loan with 220k at 4% interest (fixed for 10 years) and 2% repayment = 1,100€ monthly. ==> Total: 2,600€

Mathematically it fits. Lots of parental leave or part-time work, however, is not possible.

P.S. As soon as you start building more individually or want the garage or a garden, etc., it will be more expensive than estimated. Stick as much as possible to a standard off-the-shelf house.
