Financing after contract signing - experiences?

Hello everyone, we are about to sign the contract and have now received the information that the construction including all applications takes about 27 months from signing to handover of the keys. Since there are 3 different payment deadlines with the construction company, the full amount is not due at once. I am now wondering whether we should apply for the financing final later so that we do not have to pay commitment interest. Of course, I would obtain a bank confirmation before signing the contract. Has anyone had similar experiences or can give me a tip whether this makes sense? PS: We have already bought the plot of land and it would be handled separately.

27 months is insanely long. Is there no possibility to switch the construction company? Even considering the Corona crisis, that is an extremely long time. As far as I know, banks usually grant 12 months interest-free.

Yes, that is also a point. What I have to say about it is that we want to build a prefabricated house. According to our architect, they themselves had between 18 and 20 months even outside the Corona period. We are currently in the process of inquiring with other providers. However, some are already at about 23 months.

Also the big providers like Rensch-Haus, Kampa or Danhaus?

What of that is the completion and what is the building permit time?

It's not worth the paper it's written on. A lot can happen in 27 months, including interest rate increases, unemployment, rising construction costs, ... But you can tell the bank when you need which amounts. Although this probably can't be done without a surcharge, in principle 12 months without commitment interest are not set in stone.
