Final sprint in house construction - pitfalls?

Hello everyone,

our house construction is slowly coming to an end. Painting, kitchen, flooring, and electrical work are somehow all happening this week. In August, there will still be the final sanitary installation, carport, and yard. The move is planned for the end of August.

How was it for you? Are there any particular things you would, in hindsight, pay more attention to?

I am thinking, for example, about dealing with defects, retention/final payments and handover, installing lights, finishing work, moving and moving in, furniture, etc.

Have you had any reason to be suspicious with any trade so far?

Generally speaking, if you move in before the handover, it is usually considered a smooth takeover.

In my condominium, there was so much construction dirt in the drain of the walk-in shower that the first shower overflowed and flooded the entire living room (I didn't notice it at first). So maybe you want to check this during the handover and let the water run for more than just a few seconds. If you have a venting scheme from the plumber and several drains are connected to one venting line, then by all means run them all at full flow at the same time to see if the venting has been properly sized. If you hear gurgling anywhere from the drain (walk-in showers are again favorites for such behavior, but also bathtubs), then record it immediately as a defect. Test all windows in all their functions. Test all doors. Window and door sashes should not move without a draft (closing by themselves - the front door can be an exception). If you have regular access before (not a developer), test all light switches and sockets, as well as the correct labeling in the fuse box (this takes too long during the handover appointment, but if you find the errors beforehand, you can demonstrate them immediately).

But best of all, take a construction expert with you to the appointment!

Not suspicious. Partly somewhat concerned because quite a few trades still have to show up.

Thank you very much, exactly that helps me with my thoughts.

I can and am on site at any time and check that everything is alright. Also good contact with the site manager. So that actually fits. There's just always something :)
