Farmland to building land

Hello forum,

I have inherited two plots of land. One is building land including a house, and the other is an adjoining plot, which is designated as farmland in the development plan. This farmland is practically the second half of the garden.

My idea was to convert the farmland (location: relatively central in the village and adjacent plots partially built up [if possible, due to playground etc.]) into building land and to build a house there for my daughter.

To what extent could this work, or where could problems arise? Perhaps there are some good websites on this topic.

Edit: a plot directly adjoining the building land was - if I am not mistaken - converted from farmland to building land in 2010.

Hello Finesse,

an extremely helpful tool here is a current cadastral map that also shows the surroundings and especially the building plot rezoned in 2010. Also helpful are the standard land value map and the development plan, if available.

Basically, you can check whether there is already approved rear development on the neighboring plots on the same side of the street. If yes, that is a good sign – if no, it will probably be difficult.
