External construction manager wanted

A nice hello to everyone,

Our house is being built by a general contractor. Plans, etc. all look good.
The contract is not yet signed.

We would like to basically hire an external site manager for contract control and later construction process control as a risk precaution.

Mr. Google gives so many suggestions here, whose quality I can hardly assess.

From the perspective of construction professionals, where is the best place to find the person who reliably takes on this essential part?

For this, the websites of the chambers of architects, DEKRA, TÜV are suitable. A good address is also bvs-ev - for the Mainz area, the search on this site yielded 15 results.

If you want a personal recommendation, you can go to the new development areas around you and ask the local builders about their experiences with their external construction supervision.

I have already done that with growing "pleasure." One is suspected of being too close to the main contractor, another is a quote "nitpicker" who made the cooperation between builder and developer impossible...... and so on. My main contractor definitely likes the idea of involving an external person. What would that cost for around 350,000 pure construction sum?

Apparently, it also has a lot to do with gut feeling.

By the way, I have been following this site and your contributions for a few days now.

I have two small points that don’t quite satisfy me.
We are building a two-family house with a total of 217 sqm living space Bs as above, included in the base price are low-temperature convectors. We want two separate underfloor heating systems; that should cost around €16,500 more? I personally think very little of insulation between rafters without ventilation; we prefer a roof insulation system Bauder PIR 160mm. The aforementioned surcharge is €18,500. Are these really realistic values? Or are these values given only to serve the purpose of deterring.

What does your expertise say about this?

One shouldn't really talk about _wanting_ in connection with a two-family house; what if one part is to be rented out? Separate systems clearly have the advantage there. In my opinion, the five-figure surcharge is about 10% too expensive, but realistically, I can't give you a reliable statement since every provider calculates differently.


Thanks for the compliments – my expertise ends here, as I do not know the mentioned system. Personally, it would be decidedly too expensive for me, but probably the price is justified because the product has to be imported from Austria and, in my opinion, has lower sales figures. I would work with 240 mm mineral wool mats and vapor barrier, then cover with drywall and done; you will comply with the valid Energy Saving Ordinance and the future one with that.

I don't like wool and above all, I am a little wary of the effect caused when the foil gets a tiny little hole during installation. Then my wool and my wood get quite damp. But that's a personal preference.

um, just a quick question - "Is it possible that a post I write is, let's say, 'editorially' edited?"

I certainly do not want and did not want to advertise for a specific manufacturer, I just added the link so that one can get an idea of the completely different insulation system of a roof insulation.

I also did not want to personally disparage anyone, so why and who? feel free to pm.
