Experiences with prefabricated brick elements

Hello everyone,

we have just received our building permit. Now the decision has to be made which construction company and which construction method to choose. Actually, we favor individual contracts with our architect in solid construction.

Since we are closing a gap in the building line and our plot is only 140 sqm in size, the construction site setup and material storage is not quite easy.

Now I have asked a local construction company if they would basically be interested in the shell construction. His first feedback was that due to the lack of space, he would resort to the brick element construction method. He would execute the ceilings as filigree ceilings. He said that in terms of costs, the prefabricated elements are somewhat more expensive, which in his opinion would be offset by the more complex construction site setup etc. He has not yet mentioned numbers or an offer. We are not that far yet.

Now I wanted to ask what you think about it. It is about the brick elements from [Redbloc]. An advantage would also be that the neighbors would be least disturbed. Basically, I am quite inclined. As far as I have understood, however, the individual elements and the corners are glued together with their special adhesive. What I don't find so great at first glance.

Has anyone had experience with it?

When awarding the contract with the architect, I would actually also remain. Brick prefab walls are made of the same material as what you can stack stone on stone. Even if the crane is basically used for the ceilings anyway, it still stands in the way significantly less than for the entire shell construction. Therefore, I cannot understand the reduced neighbor disturbance. The pallets with the bricks are placed on the foundation slab, and there is enough space for that; on the next floor, it continues the same way on the ceiling.

Ok thanks for the assessment. What do you think are the advantages for the construction company with the prefabricated parts? Or rather, I wonder why he wants to do it that way?
