Experience architect, general contractor, main contractor for massive single-family house (Neuss, Lower Rhine)

We are looking for an architect, general contractor, or general planner from the Neuss, Mönchengladbach, Krefeld, Viersen area for the construction of a single-family house. A plot of land is available.

Helpful are especially tips on local construction companies from the region and personal experiences with solid house manufacturers (e.g. Viebrockhaus, Kern, Town & Country, Baumeister, ARGE)

Currently planned is the following:
Single-family house
Solid construction
200 sqm
No bay windows, balconies etc. planned
Lots of glass to the back on the ground floor
Gable roof
KFW 55
Central ventilation with heat recovery
Photovoltaics
Geothermal heat pump
Optional: basement with white tank
Optional: KNX

That sounds very vague. Are you just "open to anything" or "clueless"? (You have only been registered as a member here for a few hours, but how long you have been following the discussions is hard to estimate – I suspect, however, quite recently)

We are strongly inclined towards the [GU], but have not yet made a decision.

It can be helpful to explain this tendency ... because uncertain (where is the bottleneck?) or because open?

Thanks for asking, attached is something more detailed to make it clearer: We are still in the exploratory phase, everything from a single source with a fixed construction period and plannable costs with a general contractor suits us. We are still uncertain about how high the surcharge for this is and whether our wishes can be realized in this form by providers. Before we have found a suitable general contractor, we do not want to exclude any other option. Are you from the area and do you have experience with general contractors that could be helpful for us?

In NE/MG/KR/KK I don't have any recommended general contractor in my drawer. Basically, you should know that architect and general contractor / contractor do not have to be linked with "or". I think it is wise to let the general contractor / contractor participate in the tender via the architect (and have the architect do the detailed planning and construction management). Without knowing your wishes and your plot of land (as well as your development plan), it is difficult to say anything more precise here. The more standard these three are, the more likely a building proposal from the general contractor and his draftsman could be good enough - conversely, the more complex this triangle is, the more it needs a freelance architect (even without the house having to win design awards).

The less experienced you are, the more urgently it is recommended to read widely through foreign threads here.
