Hello everyone,
next year we want to build our own home and have been dealing with various construction companies for a while and now feel comfortable with one company.
Now we have also received the final offer and are not quite sure if it fits.
Maybe you could take a look to see if anything is not OK, we would appreciate it...
Now about the house:
It will be a shell house with the following contents:
incl:
- house planning/statics/building application/execution planning thermal insulation...
- the house completely without basement including earthworks - wastewater 0.5 m outside the building structure
- house size 130 sqm usable area and 118 sqm living space
- construction method: - exterior/interior masonry Ytong aerated concrete
- normal 1.5-story house with 3rd gable (dormer gable)
- purlin roof truss 42° including covering/accessories
and underlay membrane
- purlins and rafters visible planed and chamfered
- rafters 24 cm for more insulation
- roof overhang gable/eaves each 60 cm
- 2 large roof windows
- windows Bayerwald triple glazed Ug 0.6 80mm frame
7 insulating chambers - colored outside white inside
- Bayerwald front door with side part aluminum, outside
wing overlapping - same color as windows
- complete interior plaster (in areas to be tiled
cement otherwise gypsum plaster in Q2)
- interior and exterior window sills granite or stone
- chimney (Schiedel) external including
roof access and steps
- roller shutters on all windows (manual)
- plaster reveals on all windows/front door 3-sided
- incl. construction site equipment
(toilet debris container scaffolding construction road)
- blower door test
This is only a rough excerpt from the construction service description but roughly includes the essentials.
Construction takes place in Saxony and it should cost 107,000 EUR. As said only the shell house without connection costs etc.
Is the price realistic, too cheap or too expensive? The construction company is a small company building max 10 houses per year. We find that more likeable...
I would appreciate a brief assessment...
