Hello,

we currently have some questions about the topic "Ausbauhaus". Since we do not want to be overwhelmed by providers yet, it is difficult to get information.

Our dream was/is to build a bungalow that should not be too big; when the children have moved out, it would be too spacious.
Now we have come across the Ausbauhäuser. Do I understand correctly that the bungalow itself (downstairs) is "finished" and you can expand upstairs as needed?

At the moment, we are 2 adults + toddler, a second child is planned.

In terms of the floor plan, I have already found something suitable.
95 sqm + 40 sqm extension or
103 sqm + 40 sqm extension

Does anyone have experience? I know these are vague details, but what should one be prepared for?

Hello,


The term "Ausbauhaus" is not protected and is therefore defined differently by each provider. For example, I understand an Ausbauhaus as a refined shell construction – that is, a complete building envelope including roof, windows/front door, and exterior plaster. What you describe above would rather be what I call a pre-finished single-family house. That would mean the ground floor is completely turnkey, a staircase leads to the upper floor – the upper floor is finished off with a small anteroom and a living room door; behind that, you would have to complete everything yourself.

But obviously, we already have different definitions regarding the term bungalow. A classic bungalow has no upper floor – all rooms must be realized on one level. Therefore, building a bungalow is considerably more expensive than a classic single-family house; it also depends on how many euros you can and want to invest.


"Classic" bungalow:
a) 135 sqm/living space – approx. 232,000 EUR
b) 143 sqm/living space – approx. 245,000 EUR

"Normal" single-story single-family house with roof pitch 38°
a) 95 sqm/living space and 40 sqm attic expansion as shell - 158,000 EUR
b) 103 sqm/living space and 40 sqm attic expansion as shell - 170,000 EUR

All estimates refer to the individual house as KfW 70 efficiency house – gas condensing boiler and solar for domestic hot water heating as well as controlled ventilation and only if the plot conditions (southern orientation) are optimal. Additional costs include the , as well as 15,000 EUR for painting and flooring, 15,000 EUR for outdoor facilities and "x" EUR for extras (e.g. sample selection). In Lower Saxony – depending on the construction location – perhaps around 8% cheaper.

There are also bungalows with an attic. We were in a model home park in a bungalow with a finished attic, which at least from a layperson's perspective was very high-quality equipped. Whether that is already all included in the standard is another matter. It was definitely really fancy. However, to get reasonably usable space at the top with the quite flat roof, quite a few square meters are needed downstairs. Under 150m² of living space on the ground floor, there probably isn’t much chance to get 40m² upstairs.

Bungalow with attic is great, that's why we also built one like that. We have a net living area of 170 sqm with a usable area of 210 sqm. The difference comes from the attic. The footprint of the house should be around 10 x 14 or 15m, if I remember correctly.

Why is the construction of a bungalow significantly more expensive? @Bauexperte Sure, you need more floor space for a bungalow, but apart from that, I thought that a simple bungalow construction should be cheaper. Only one floor, no staircase... you save quite a bit there... I ask for clarification

From the provider Scanhaus Marlow Marlow there is this offer Bungalow + expansion reserve. At Scanhaus Marlow Marlow, everything on the ground floor is of course present as it should be in a bungalow, so the upper floor is not strictly necessary. However, there is a sufficient roof pitch to later expand the upper floor by yourself. Due to the hipped roof, there is naturally much less space than in a classic 1.5-story construction with a gable roof, but it is plenty for 1-2 rooms.
Exact details of what is included in the price are provided by the provider themselves or some can also be found on the internet.
