Hello,

We have currently purchased a plot of land where we will submit a building application in KW02.

Some time ago, I submitted a purchase inquiry for another plot of land to RAG. I recently learned that the response is expected in the first quarter of 2020.

Is it a problem to then switch to the other plot of land?

The other plot would then have to be included in the financing, and the first one would be sold again. The second plot would be fully financed except for the incidental purchase costs. The house can be built on the other plot exactly as planned. Additionally, 20k Erarbeiten would be omitted.

Apart from the fact that it will become really expensive for you (real estate transfer tax, notary fees, court, possibly mortgage registration + cancellation, new building application costs, etc.), it should not be a problem for the bank (costs may also be incurred there).

So plot 1 costs 40k and plot 2 30k. Accordingly, the ancillary costs are also relatively low and I save 20k in earnings. So financially, it will be a profitable business.

With the low land value, the highest risk is probably the resale. What should the price per square meter be?

That's right! Where does the RAG sell for such a bargain price? Here in the Lower Rhine area it is rather 2-300€ per sqm

So I could probably even resell property 1 with a profit of 10k because I bought it below market value from a private seller and there are virtually no free plots on the market here.

The price is between €65 and €70 per square meter
