Hello everyone,

We have now received the offer from our [GU] and I would like to get your opinion on whether the offer is priced too high or not.

- Single-family house in NRW
- Construction project through a [GU]
- Plot 670 sqm, street NW orientation
- Slope location facing SE
- Development plan: 1 storey construction
- Turnkey solid construction Kfw 40 standard 1-storey construction, hipped roof
- Wall structure: 24 cm hollow brick + 18 cm insulation
- Living area 178 sqm without basement + roof terrace 32 sqm
- Intermediate ceiling made of concrete, top floors (wooden beams)
- Clear height: 2.7 m ground floor and upper floor
- Triple glazing
- Sanitary: looks like a higher standard. Tiles (60x30 or 40x40 cm) 30 eur/sqm free, larger for extra charge
- Air-water heat pump Steibel-Eltron LWZ 8 CS with integrated central ventilation system
- Electric shutters throughout the house except staircase windows
- Electrical: standard
- No smart home
- All living rooms equipped with TV and internet sockets
- Underfloor heating in the whole house except technical room
- Masonry double garage 6.59 x 7.2 m (42,000 EUR)
- Offer amount just under 438,000 + 42,000 EUR

I hope I have provided the most important key points so far to possibly get your assessment. Attached are 3 photos of the upcoming construction project. How do you find the floor plans and the offer?

I love the German building law interpretations: 1-story :D

About the floor plan: I'll start at the top. I like it. I could feel comfortable there.
Downstairs, I find the position of the staircase more than unfortunate. Anyone who wants to go upstairs has to walk through the living room. When the kids later run up and down with friends all the time, mom and dad will never have time and peace for themselves.

Does this count as single-story??? With a clear height on the upper floor of 2.70 m???

But it's not single-story :D

There is the 2/3 living space rule, which may also depend on the federal state.

Is the plot available or is it being purchased through the general contractor?

I find the staircase entrance inconvenient. Not necessarily because of considerations for children/rest, but for daily use and the longer detour.

The price is 2460€/sqm, which is realistic if it is just the house.

Well then, gladly: it looks like an office building that someone has put the roof of a wedge bungalow on.

I actually like the floor plan. But the stair entrance next to the TV in the cozy corner is not acceptable at all, I think another solution is needed...
