For a house, calculations are done a bit differently here:
12*9 = approx. 170m²
170*2000=340k€
+40k ancillary construction costs
30 external + buffer
= 410k€

Please don’t start right away with "That can’t be – it’s 250k - 300k, I know that for sure!" Otherwise, there’s no point in asking in a forum if you already "know" everything.

With 4600€ net income, 1500€ shouldn’t be a problem.


Such statements are unfortunately pointless. Because the absolute minimum in house construction often resembles "social housing".

A developed plot of land IS equity. The bank will take that into account. What is the value? Whether the house will be as inexpensive as planned, no one can say here. But purely in terms of loan volume, income, collateral... I don't see any problem.

I see it like Chand1986. However, I would completely exclude your parents from the collateral. At least if any guarantees are meant there. They should only be considered if all other options have been exhausted.

Can sign, credit no problem, maybe a bit more expensive due to little equity, depends on how much the land is worth. House costs also unrealistic in my opinion even with massive EL. At what prices are you buying materials? If you don't buy at equity prices, you have to save about 100,000-150,000 on labor time... you can try calculating it.

We built a similar size (11*9.6m) and also invested massive own labor over 13 months (excluding outdoor facilities). If you can really provide the EL, then you don’t have to calculate with the usual 2000 euros per sqm.

We reached about 1400€ per sqm. But we did almost EVERYTHING ourselves including electrical + sanitary/heating, windows etc. The only companies on site were roofer, screed, and exterior plaster.

However, you should list what equipment is supposed to be included. "Standard" is a matter of interpretation. Garage? Ventilation? Electric shutters? What kind of floors? Outdoor facilities included?

Further questions: What kind of construction method?

What can you really provide as own labor and what will be done by companies?

How do you source the material? Note: We obtained this at good conditions through my sister (sister works in the building materials trade).
