Energy Efficiency Class - How to Evaluate?

Hello,

we have an apartment in mind that exactly matches our expectations. Built in 2006 and energy efficiency class D.

How should the energy efficiency class be assessed? The costs would be 6 € per sqm according to internet research. Of course, I will get an exact statement there during the viewing.

I keep seeing appealing properties, but mostly in the C to D range. I have always dismissed them so far because of my inexperience, always assuming -> if not B or higher, better to stay away.

Not really worth the paper the class is printed on (demand or consumption?). What matters are the actual costs and personal heating behavior (tilted windows, 25 degrees in the apartment, etc.).
In my multi-family house where I currently live, I have EEK C (consumption certificate) ==> heating costs for a 75 sqm apartment vary between 600 and 2,000€ per year (incredible but true!)

Have the invoices shown to you, only then will you see the real consumption values.

But only those of the previous owners. However, you don't know how they heated ==> the values are therefore at most indicators and you will probably use significantly more or less.

Good point, you really have to approach that with caution. A single field worker maintaining 20°C will of course achieve different consumption than a family of four who sauna all day.

So we are lucky that, according to the pictures, a family of the same size as us seems to live there. Therefore, that should be a good indicator. The reality will show itself during the visit.

My question was more aimed at whether this gives me any indication regarding insulation, etc.? Possibly upcoming renovations or any legal regulations blah blah blah :-). The house [Mehrfamilienhaus] is only 12 years old.
