Hello everyone.

Currently, we are looking into whether we should build or buy. Now there is an interesting property with the following details

Unfortunately, I can’t make anything out of the values? Are the values OK for a house of this size/age?

Hello,

unfortunately, consumption certificates have an informative value that is close to zero.

167 KWh/m²a is such an average value. It can be good, but also bad. You can only see what consumption the previous owner had, nothing else.

Hello,
A question that many interested parties are concerned about. Caution is always advised with existing properties, as the selling price is often inflated when compared to the technical standard of a new build. The costs for an energy renovation are not rarely significant. Especially with prefabricated houses, the initially low offer can quickly turn into a money pit later on.
Always consult a professional (energy consultant and MEP planner) for an assessment.
Best regards

Thank you both. If we liked the property, we would still do another viewing with a building surveyor.

With prefabricated houses of this construction year, caution is advised due to the wood preservatives commonly used at that time.
