ELK semi-detached house - prefab house

Good day,

we are considering buying an ELK prefabricated house (semi-detached) from the year 2003/2004 and would like to know something about your experiences with this type of prefab house.

What are the advantages?
What are the disadvantages?

We know the general pros and cons between solid houses and prefabricated houses. For us, it is interesting to know if there are people who advise against this prefab house manufacturer or if it can be bought without hesitation.

The local prefabricated house manufacturers do not have their wall panels cobbled together in Chinese Hinteryards, so they are not quality gamblers, but brew their beer according to the German Purity Law *smile*

However, each manufacturer has its own special standards. Part of this is contained in the specifications - that does not concern you, the house is already finished, so the sample selection is completely known. Another part is that despite industry-standard distances for structural timber, each manufacturer builds a little differently and executes connections to other components differently.

If something needs to be done once - it does not have to be damage, slight remodeling wishes are sufficient - one should therefore have the as-built drawings of their own building quite specifically. Any manufacturer can go bankrupt, then obtaining documentation becomes difficult. That renovation crews later have to laboriously figure out by exploratory drilling what was built where and how makes it unnecessarily expensive. In this respect, preservation of value is closely related to knowledge of one’s building.

Elk at least belongs to the nationally widespread providers among whom I know no gangsters (apart from occasional teaser offer specifications as mentioned).
