Eaves height at 1 + D development plan

Hello everyone,
the plot we want to purchase is located in a new development area on a vineyard. The terrain slightly rises from 146 to 150 m. The reference points are approximately at 148 m. In the development plan, a building of 1+D is permitted with a TH of 5.5 m and a maximum ridge height of 9.5 m. The roof pitch is allowed to be between 25-45°. What room heights make sense given such a situation? What do you estimate to be a realistic knee wall height on the 1st upper floor?
Is it even possible to roughly estimate this based on the data here?

Maybe you could improve the estimability by naming (without a link!) the development plan, then one could look it up oneself. I find your roughly resolved small excerpts in rather confusing, especially without explanation of the scatter ranges of the eaves height and ridge height maxima. In general, I would read the story "I + D" of the number of floors as a warning (of the content, not to misinterpret the terrain as an invitation to big basements).
