Hello,
I am currently planning to build on my parents' property together with them. So far, the plan was to build 2 semi-detached houses next to each other.
However, due to the development plan, this is not so easy to realize because of the requirements for garages, etc...
We are now considering building a two-family house... My parents downstairs, me upstairs.
Advantages that come to mind:
- everything on one level, especially better for my parents in old age
- lower connection/construction costs
- less "wasted living space" through division into 2 floors or less space for staircases (1 shared staircase vs 2 staircases in semi-detached houses)
Disadvantages:
- soundproofing is even more important since my parents now do not live separated by a massive party wall, but directly beneath the floor...
Previously, two semi-detached houses with ~140m² each were planned with a floor area of about 8.5x11m each... now the multi-family house would be built on a footprint of ~18x11m, so that the upper apartment achieves at least 160m²... the apartment should therefore be larger than the previous semi-detached house. The reason is that a study room must now be planned, which would previously have been located in the basement...
Since my parents would not need so much living space, the garages would be partially "integrated" into the house downstairs... so that my parents would have about 140 m²... the advantage is that you can get from the apartment to the car without getting wet...
What living area can be achieved with a footprint of 18x11m (~200m²)? How much space do we have to allow for walls? Can we manage 160-170m²?
What about soundproofing? The best option here is probably a massive concrete ceiling with soundproofing layers... does anyone have experience with this?
Another point is the idea of building a small granny flat (~50m²) in the large basement for my sister, who is currently still living with my parents... later my oldest son (currently 8 years old) could move in there. The problem is that the development plan specifies a maximum of 2 residential units.. From when does a granny flat count as a separate "residential unit"? Already as soon as you install a kitchen/bathroom? When it has its own electricity/water meter? When it has its own entrance?
In other words, is there a way to build a complete small apartment in the basement for a family member that is not intended to be rented out, without it being counted as a full "residential unit" in the sense of the development plan?
