Good day dear forum,

we have been evaluating for about 3 months now and it seems that we have found our building partner. It will be a turnkey semi-detached house, one side will be rented out and I will move into the other.
Now we have received a draft from our building partner. See attachment.

What ideas/changes would you contribute? What is absolutely not acceptable and what would you solve differently?
If you need more information, just ask.

For a household of 4 people, it is quite cozy, as a lot of space is allocated for the currently popular walk-in closet and pantry, and in addition, the building services are also located on the ground floor. The layout is in any case optimized for construction costs and corresponds to the currently demanded standard. What is the orientation? Where will the obligatory parking spaces be? How large is the property (presumably about 350sqm)? Do you have a family? From personal experience, I can say that it is absolutely great for children up to their teenage years to grow up in a residential area with many other children and be able to gather together to play at any time without having to be driven by parents.

P.s. The bedroom is way too big... The kitchen has a holiday home feel

The step in front of the bathroom door guarantees at least one daily scream of pain per resident. It won't take a whole month before the architect is strangled.

I find the ground floor totally cramped: the large hallway as well as the unnecessary pantry take up a lot of space on the ground floor, where it is actually most important.

Are you building only two full floors without an attic?

Since the living space on the ground floor was too valuable for me, we moved our utility room to the attic. Without a basement, also an alternative.

Thank you very much for the answers so far.
Step before the bathroom? That is the opposite side, so to speak, there is no staircase (you can tell by the arrow).

what could be changed? Do you have a nice alternative?

Here are a few more details:
Plot size: 750 sqm
Full floors: 2
Roof: Either shed or hip
Orientation: The terrace faces south and two garages will be built opposite the house.
