Does my property management need to have construction plans from the developer?

Hello. As one of 5 owners, I am interested in whether our property management must have the plans (the building is only 3 years old) from the developer (turnkey construction/sale). Not that after the warranty expires or if the developer is no longer available, the plans are not available (for possible modifications, repairs, etc.). I mean the construction plans such as "load-bearing walls," network of pipes, structural engineering, etc. Thank you very much

Go to the land registry office and copy the construction file.

The land registry office only has the declaration of division, not the building file.

I do not quite understand: as the owner (of your residential unit and your share of the common property), no one less than yourself would be my prime suspect of who should possess such plans – after all, it was the owners who bought them, not the manager (?)

More likely to the building authority.

The land registry office has (the building plans and) the building file (it's called the basic file). The certificate of encumbrance with all addenda is also kept there (at least in BY). You just have to look in the notary contract to see who gets a copy. Had to call and make an appointment. justiz.bayern.de/gerichte-und-Behörden/amtsgerichte/muenchen/verfahren_08.php -> Notes -> Inspection of basic files
