Does KFW (153) fall under a 1a or 1b credit at the bank?

Hello dear fellow home builders,
I have a financial question.
I have been crunching the numbers non-stop for the financing the past few weeks and now I have found an option that I like.
Now I have an uncertainty here...
The bank only gives its top credit conditions up to a certain amount. Does this top credit amount also include the loan amount that runs through [Kfw] or can one take the 1b rating for that?
Does anyone know?

Since the Kfw loan is always subordinate, the bank will give you the best conditions for the rest.

Hello Tani,

the previous statement is not correct.

Most banks include the KfW loan in the total loan-to-value ratio and set the conditions for the first loan based on the total loan-to-value ratio.

After all, the bank also bears the risk for the KfW loan.

There are certainly a few exceptions, but most banks proceed this way. Therefore, the structuring of conditions regarding the KfW loans strongly depends on the financing bank.
