Good day,
since some of you have already gone through this topic, the simple question for me is how am I supposed to have the required documents needed for the loan decision already before the contract is signed with the property developer? Or in other words, without a financing commitment no contract with the property developer, without documents from the property developer no financing decision.
Specifically, I don’t know exactly what I should submit to the bank in which "condition":
Building description
Current construction file, including construction technical documents
Construction cost statement
KfW loan application
Are the simple offers from the property developer sufficient for this? I have the not yet approved construction plan from the architect and offers from the property developer. As long as the financing is not secured, I cannot decide on a property developer or sign a contract.
If these documents are with the bank, the interest rate of the day is considered secured and not only 10 weeks later due to processing time.
