DIY floor plan ground floor of semi-detached house

I have been a silent reader of this great and informative forum for some time now, as we are fortunate enough to get a plot of land and are currently in the preliminary planning stage for the construction. We are still in the exploration phase and have the difficulty that the development plan is quite restrictive and our dreams are not entirely feasible. Of course, we will still consult a draftsman, but beforehand, we want to have a rough plan.

The data:

The building envelope for the semi-detached house is 6.5x12m, whereby the garage must be flush with the house wall..., the orientation is nice according to the cardinal directions on a map, meaning the short sides of the building face north and south, the party wall is on the east, and the wall to which the garage is attached is on the west.

Our problems:

    [*]We would really like a staircase that is NOT integrated into the living area, simply so that, for example, our children’s visits later do not always have to pass through the living room, but I fear that this will cost us a lot of space and make the dining area too small. I kindly ask for your feedback here! (see draft)
    [*]In our planning, I then encounter another problem on the upper floor: Does anyone have an idea how I can realize 3 bedrooms + 1 bathroom with this stair position? Is that even possible?
    [*]We would like to separate the dining area and the TV area to allow simultaneous use without disturbing each other
    [*]With every planning idea we have, we end up with a large room on the south side that is about 6m x 4m and has windows to the south and west plus a door facing north --> How would you arrange this? I would rather not have the TV 5m away from the couch, and it should not be opposite the windows because of reflections. I am missing a creative idea...

You should add all missing information from .

Important: SITE PLAN and north arrow on every drawing if possible. Also important is the room requirements catalog from the aforementioned thread.

In general... the staircase representation is absolutely terrible. As drawn, it looks like a straight staircase that you can't even step on.

· Number of floors: II+attic with basement
· Roof shape: SD 30-35 degrees
· Style: classic conservative
· Orientation: North/South
· Maximum heights/limits: WH 6.5

Requirements of the builders

· Number of people, age: parents plus 2 small children

· Space requirements on the ground floor:
o Cloakroom
o Guest toilet
o Living kitchen or kitchen + dining room
o Pantry
o TV/living area

· Space requirements on the upper floor:
o 3 bedrooms
o Bathroom

· Space requirements in the attic:

o 1 shower bathroom
o Office for home office

· rather closed architecture
· conservative construction method
· kitchen closed off towards the living area
· Number of dining seats: 6

House design

Me too ;) ... where is the street? How long is the property?

It would also be helpful to specify from where to where and in what form the stairs to the upper floor should go.

Regarding the previous comments:

The only adjacent street is a play street and runs parallel to the northern house wall.

The plot is 10.75m wide and 28m long, the buildable area starts 5.25m from the street, next to the garage there is a strip of 1.25m to the neighboring property.

The staircase is supposed to be a half-turn staircase, so it is entered both towards the upper floor and towards the basement from the hallway. However, this is where the program reaches the limits of its representation.

The upper floor is, as mentioned above, one of our problems with this staircase position, I will post our design, but I am open to any constructive criticism!
