Divide the penthouse floor plan - some different ideas!

The attic apartment here is to be brought up to date again with dormer windows and a roof renovation. In the process, a few modifications in the apartment can and should also take place. Planning on how it could look is not yet completed. I am looking for ideas and possibilities. Dormer window sizes are not yet clarified, but according to the building authority, quite a lot can be done. For example, what is not possible is a dormer window along the entire length. But two or possibly three on one side of the roof should be feasible. To clarify that more precisely, ideas or concepts now have to be found first. Office/WC/Bathroom/Kitchen are oriented to the north side, the balcony is located on the east side. Walls marked in red cannot be changed because they are exterior walls. What is happening here is:
-Bathroom and WC combined to gain more space and provided with a dormer window
-Room 2 is removed and combined with the large kitchen/living room. The black line represents a half-height wall as a room divider. Furthermore, a dormer window is added for more light and above all more space.
-Room 1 is reduced by moving the wall toward Room 2 (the ratio of the two rooms is very unbalanced). This is done mainly because the original Room 2 should possibly be available again as a separate room later. Dormer window 2 is therefore also planned and built accordingly.
-Dormer window 1 is a normal dormer window to enlarge a room.
-The dormer windows are shed dormers.

What bothers me about this plan is the rather long hallway. It already seems quite long in the current state, has no daylight, and if the door to the former Room 2 is removed, it certainly won’t get any better.

Since there are many people here who are currently building and planning, maybe there are also a few other ideas. What ideas or suggestions would you have, what else could be done there? Feel free to let your ideas run free, the only thing that must be observed are the walls that cannot be changed. I don’t have measurements available at the moment. But that should not stop you from sharing your ideas or suggestions for now. Total area according to the current state, i.e. before the renovation, is about 75-90 m².

Unfortunately, I don't know exactly. I can only estimate. The long side is about 10-12m and the short side 6-7m. I can't help with more at the moment. I absolutely cannot say the dimensions of the interior walls. But that wouldn't be important if you want to design freely anyway.

Well, dimensions would indeed be important.

6 to 7 m in depth .. external dimension? If yes, then according to the provided drawing the bathroom is not 200 cm deep, the hallway at most 1 m wide, if at all.

So who is supposed to judge whether these can become functional rooms if there are no dimensions ;)

If you want to try "some other ideas" – why don't you simply leave out the wall between the hallway and the living room? If it is load-bearing, you can certainly replace it with an open beam support structure. And if at some point in the future room 2 should be separated again, you can just put up a drywall partition there – then, of course, you have the dark hallway again.

Alternatively, you could leave out the wall between the office and the hallway, which would give the hallway natural light, and the office would then be a "stair landing model" – I have seen that in houses before, it can be designed very nicely, and can also be combined well with a wardrobe (which would make sense if this attic is supposed to be a real independent apartment) on the wall facing the stairwell.

Bathroom/toilet together of course has the advantage that it saves space, and if only 2–3 people live in the apartment, that is perfectly fine. But if you have guests, it wouldn't be bad if one person can use the toilet even when another is showering... in that case, separate would be the better option. (You don't say whether you own the whole house, so the sanitary facilities on the lower floors might possibly be available.)

As for the dormers, yes, they bring more light and more space. But they also significantly change the exterior of the house. Normally, a house looks best when it has a certain symmetry. That is especially important on the side visible from the street. And regarding the possible later separation of room 2 from the living room, perhaps three equally sized dormers symmetrically distributed across the south side are better than one small and one large one.

Opening the office to the hallway I think is good. Nice built-in cabinet, with the PC hidden inside. I would shorten the hallway at the "back", maybe with a storage room, if removing the wall doesn't work, as suggests. Since the vestibule is in front of the stairs, there is no need for a closed hallway to the living rooms. I would leave out the half-height wall, it just gets in the way. If you need a room divider, there are nice shelves. But of course, you also have to know who will live in the apartment later. One or two people?
