Divide a plot of land anew for a semi-detached house?

Hello everyone,

we would like to buy the left house A and it has no garden. We have agreed with the owner of house B that we could purchase a part of the garden. How should we proceed here and is this even possible in BW?

It is best to talk to a local surveyor. They know best what is possible and how.

I don't think it's that simple. After all, the development depends on the size of the property. Regardless of whether you call it a garden, this is about a property sale?! With semi-detached houses, there is usually a reason why it is the way it is. This may be about a [ideelle Teilung].

I assume that your simplified sketch does not represent essential aspects. The access road is presumably at the bottom of the plan. If your drawing were "correct," this would mean that the "house A" 2. would only have one side with windows facing its own or public land, 3. its rear windows would border the neighbor's garden, and 1. it would cover its property with a floor area ratio of 1.0. I do not believe at least the latter and agree with the assumption ... ... that this is not a house, but a "house-shaped condominium"; and what neighbor B is willing to transfer is a special usage area within the condominium community. Of course, all paths are completely different here than in the division, boundary marking, and re-merging of parcels.

Show us the site plan from the Geoportal with the parcels. The way you have drawn it is, in my opinion, not realistic.
