Our development plan stipulates the following:
- 2 full floors are allowed
- Maximum ridge height 9m
- Maximum wall height 6m
- For buildings whose second floor is included in the roof space, a maximum wall height of 4.5m applies
What does this mean?
We are currently still considering. We would like 2 full floors (i.e., upstairs with a view of the roof structure) and 2.65m ceiling height downstairs.
But with 2 full floors, the roof space is included and thus only 4.5m as above is possible. That means upstairs we only have 4.5m - 2.65m (downstairs) - possibly 0.5m ceiling = 1.35m wall height? Or am I seeing this wrong?
Does it perhaps make sense to build with a knee wall of 1.80m instead, meaning without 2 full floors?
Friends built in the same municipality at almost the same time but did not have the 4.5m rule and could therefore easily build 2.65m downstairs and 2.5m upstairs as two full floors (6m rule).
