Hello,

we are currently looking more closely at a specific plot of land.
I would like to get your assessment regarding the ancillary land costs:

Purchase price: 102,000 Euro
Brokerage fee: waived
Size: 568 m2
Terrain: level
Size of planned building: approx. 9 x 12 meters

The following is clear so far:
Real estate transfer tax = 3.5% = 3,570 Euro
Notary and court fees = 1.5% = 1,530 Euro
Brokerage fee = waived

The street and public traffic routes have not yet been developed.
On one side of the plot there is an embankment.

How do I calculate surveying, soil report, internal development, provision (construction water, construction power), and so on...

We have already created a long list of various possible costs, but we can hardly assess them.

One more thing for understanding: Often, ancillary costs of 25-30k Euro are mentioned here. But what exactly is taken into account? All ancillary costs, so not only those related to the land?

Hi,

with us, the sewer, road development, sewer connection, inspection shafts, and water connection are all included in the total price. In addition, as you already mentioned, there are notary and tax fees and a one-time fee for the electricity connection, which is €749 with us.

Then the property you favor is probably one located in a new development area and/or in an outlying area. You should then a) inquire with the municipality if it is a municipal property or b) contact the provider in case it is offered on the open market through a development company. In both cases – if indeed no public connections have been installed in the planned street so far – further development fees in the amount of "X" euros will be due, payable by the property buyer.
