Hello, maybe someone can help me with the following example calculation: a property is supposed to cost 399,000 euros plus 28,488 euros broker fee. Living area is 120 m2, usable area is 50 m2, plot size is 608 m2. If I now want to calculate the price per square meter: which numbers from the above example are used for this? Thanks and regards Ashley

That of course depends on which sqm price you want to determine. You simply divide 120, 50 or 170 or 608 by the purchase price. Maybe I didn't understand the question correctly either :D :D Olli

It's a stupid calculation anyway, since you have both the house AND the property. Square meter price for the property according to the [Bodenrichtwertkarte]. The rest then goes towards the house. The real estate agent has no place in the calculation. Question understood correctly?

You sometimes read about sqm prices for houses in certain cities or areas. My question was how such prices are calculated. Is it the living area plus the plot area or another calculation basis? For condominiums, the sqm price is clear, but what is the basis for houses?

With only a total sum of the purchase price, of course, you cannot calculate backwards.
Are the m² of usable area in the house, e.g., basement, or external, e.g., as a shed or garage

Total price (399T€) = m² price house x 120m² + m² price land x 608m² + ancillary building costs + garage costs/basement costs

Now you can rearrange the formula however you like, you won't get the individual items out.
So you could only make assumptions to, for example, estimate the approximate m² price for the land.
