Detached house, 2 full floors, 170m² living area, trapezoidal plot

Hello everyone,

we (a couple in their late 30s) are planning a single-family house for 2 adults who will work permanently from the home office. One child is planned in the future. We also have a dog. The plot is located in Bavaria, 15km from Ammersee, in a small new development area where the direct neighboring buildings are not yet determined because the plots were only just sold.
The floor plan is basically set. Where we are still not sure:
- the position of the garage due to the trapezoidal plot
- the increased ceiling height of 2.62m - "sensible"?
- floor tiles throughout the house with a wood look - advisable? Background thought: more durable since the dog quickly leaves claw marks on parquet.
- stairs made of concrete or wood/tiles on steel beams?

What do you like particularly? Why? Large window in the upper floor of the corridor; parents’ area on the upper floor (north side)
What do you not like? Why? Children's room is somewhat small; number and sizes of windows in the living area

Personal price limit for the house, including equipment: €600,000
Preferred heating technology: air-to-water heat pump

If you have to give up, on which details/fixtures
- can you give up: increased ceiling height of 2.62m (clear ceiling height of 2.5m instead)
- cannot give up: closed kitchen

Why has the draft turned out the way it is now? e.g.
Standard design from the planner? An architect and some construction companies partly created it or “looked over it”. Submission plan is still pending.
Corresponding/which wishes were implemented by the architect? No, since the architect’s plan was too playful and included too many windows.
What makes it particularly good or bad in your eyes? Straight lines and the icing on the cake of the large square window on the upper floor of the corridor

Hello Jenny,
I find the draft already very successful. It is simple and functional, the rooms are appealing.
I have 2-3 comments and suggestions:
1. I find the wardrobe too small. Ideally, per person 50-60cm of closet, thus closet depth. What is drawn is enough for the shoe cabinet, but not for the jackets.
I would make a recess near the shower WC and freezer to install, for example, a Pax. The shower-bathroom could be mirrored.
2. I have to smile about the dog basket position: the dog will become a stressful guard of the front door.
3. We also have this storage room under the stairs: I would let the door open outwards and shorten the storage room itself towards the guest wall. Everything under it can only be reached with difficulty while bent over. I would design the stairs open towards the hallway there, if it is structurally possible. Then the dog basket could be underneath.
4. The 100cm doors catch my eye. I believe we have only 90cm upstairs and it is perfectly sufficient. You would have more space, especially in the dressing room/bathroom. In the dressing room, I would move the doors a bit (20-30cm) towards the top of the plan, then you are more flexible with the wardrobes.
Change the door hinge in the freezer so you can walk more towards the cupboard space.
5. Update the furniture in the living/dining room again: I see the dining table a bit more to the left side of the plan, so you should plan a terrace door opposite the door.
The sofa arrangement with TV looks very uncomfortable to me.
6. The shower and toilet in the bathroom seem very narrow to me. If you keep it that way, without building a tub, definitely pay attention to at least 105 RBM in the shower.
7. The tub is also used for hobbies, soaking laundry, cleaning food, and possibly for bathing. Needed for children and dog, or later in old age. Worth considering!
8. I would not do fixed glazing upstairs. The west side gets dusty quickly and also needs to be cleaned from the inside sometime.

Regarding your questions:
a) For the dog, tile is optimal. But it must not be too smooth on the surface, because then he slips quickly. Ours sometimes slips.
b) Stairs: it also depends on the dog. We have open wood. The dog came later. Now there are these stair carpets on it.
c) You can do without a ceiling height increase with the room dimensions. It brings no added value, only additional costs. My opinion.
d) Carport/garage: I like the orientation on the east side. You can directly plan an entrance canopy. That is already well thought out with the courtyard triangle and may only need fine tuning (you can't see much in the screenshots).
Maybe show the house on the plot again (location).
