Hello house building forum

I am new here and we are currently planning our house with an architect. We are currently 4 people, but plan to have a 5th. Therefore also 3 children's rooms for the house.

Here is the questionnaire:

Development plan/Restrictions
Size of the plot: 1250 sqm on 25m x 50m
Slope: no
Floor area ratio: 0.4
Plot ratio: not in my head right now
Edge development: allowed but I want to avoid it
Number of parking spaces: double carport + 2 cars in front

Roof shape: gable roof
Style direction: classic single-family house
Orientation: see drawing

Requirements of the builders
open floor plan on the ground floor, 4 bedrooms on the upper floor, attic with enough space for storage and hobby corner

House design
Who is the planner:
- Architect

What do you like especially? Why?
Ground floor: open kitchen and living room. Office access from the living room. Direct access to the terrace.
Upper floor: 3 children's rooms accommodated, bedroom with dressing corner. The large dormer. The stairs to the attic. The hobby room is planned there.

What do you not like? Why?
Actually only the stairway to the upper floor. It still bothers me a bit that I run so "against the corner" when coming up. I am looking for ideas to implement this better. Or are the concerns unfounded?

Price estimate according to architect/planner:
not yet available.

Personal price limit for the house, including equipment:
350,000 euros

Preferred heating technology:
gas boiler, solar thermal energy, and underfloor heating

If you have to do without, on which details/extensions
- can you do without:
we have already marked everything that we can do without.

Why did the design become what it is now? e.g.
We went to the architect with our desired draft. He took our floor plan as a template and made a floor plan from it that we like even better. Only with the stairway I am not yet 100% satisfied.

What is the most important/fundamental question about the floor plan summarized in 130 characters?
As already mentioned, the stairway to the upper floor is what bothers me the most. Here I hope for one or two ideas on how we can implement this better and maybe also feedback on the rest.

What is included in the budget?

Upper floor
I would plan the washer/dryer in the storage room. Your laundry goes there and it eases the house technology room.

Bedroom
Is the wardrobe space enough for you? You hardly have any wardrobe that is 2m high.

Ground floor
The access to the office and the slanted corner in the hallway bother me. I can't think of a solution.

Draw your existing or desired furniture to scale.

Mmh, I would also reconsider the staircase position. I would probably stack both on top of each other and move the kitchen instead. Or plan it completely differently.

The storage room on the upper floor is almost entirely below the 2m line – how is one supposed to use that? Wasted space that you pay for. If you put a cupboard in there, you can’t walk anymore.

The access to the kitchen through the chill corner is also not great. It’s hard to lounge on the sofa if the kids’ friends want to get some juice from the fridge.

The property and compass directions would also be good to know.

Only the house in the budget.

Ground floor: We wanted the office access this way so that when my wife is doing paperwork or ironing, she is still integrated into the living area. Upstairs she would be so out of the way.

The slant in the hallway was added to make the hallway a bit more open and relaxed.

Upstairs: the idea with the washing machine and dryer upstairs is good. I’ll definitely add that to my list. Thank you.

Closet space: our latest idea was to use the storage room as a walk-in closet.

the house is exactly North-South. On the drawings, "up" is South. The street runs East-West to the north.

We actually like the open kitchen-living room and it supports our "family concept."

We don’t really dislike the stairs. If we mirror the stairs from the ground floor to the upper floor, the slant would then jut into the kitchen. That’s also not optimal.. hmm difficult.

In the upper floor, instead of this corner wall, you could install a curved wall. It is possible with a timber frame and shouldn't cost a fortune. However, it eases the frustration a bit because it is more stylish. In the shower, you could do this area with mosaic tiles. Or/and you could do without the T, the toilet fits perfectly next to the bathtub.

Make sure in the vestibule that you can place a proper wardrobe cabinet. Therefore, I would omit the side window.

Oh yes. We completely painted the side windows on the doors yesterday. We just don't have a new drawing yet. Sorry, I should have mentioned that!

Instead of the glass elements, we now have a solid wall and are making the doors with glass elements for that reason. In the vestibule, we removed the window for exactly this reason.
