Desire to build a house - how expensive will it be and is it feasible?

Hello forum,

I am 26 years old and have just finished my studies. My partner has as well. One of our future goals is to build our own home. However, due to our studies, we have not been able to save any equity so far.

We want to start a family in about 3 years and ideally also build then. Two children are planned.

We have about €1000 left per month, maybe more, but you never know if car repairs etc. will come up. So I will assume €1000.

If we want to build in 3 years, that would make about €36000 in equity – not very much, I assume. We could also pay off €1000 per month (any salary increases etc. not included – I am a pessimist ;) ).

A building plot is available, it currently covers about 3000 m² (a large garden for the children is desired, of course, the land could also be divided into 3-4 plots and the others sold, but that is rather our last option – so please leave that out this time).

Of course, the question „What“ we would like to build would come now. We would like to do as much as possible ourselves, also beyond the interior work. A kit house looks relatively good to us at first, and price-wise also in a different league. Can such kit houses generally be recommended? For example, Ytong kit houses.

The house should have about 140 m², no basement (that would of course be nice, but I don’t think it’s affordable), ideally a passive house with central WRG and no garage.

Nothing else comes to mind at the moment, I would like to get an assessment of whether it is realistic that we could ever build someday, or rather not.

Hello,

For your €1,000 you could get about a €250,000 loan, if the land belongs to you then there is actually enough equity available. If the land still belongs to your parents or grandparents then it becomes difficult again. In that case, one could think about a transfer within the next 3 years. Another issue is that no one can tell you what interest rates will look like in 3 years. If it still works with 2% interest now, it will already be tighter if, for example, we have an interest rate of 4%.
I am not a fan of kit houses. And if children come soon during the construction of the house, building it yourself becomes increasingly difficult. We have 2 children and are currently building a house with an architect. At the moment I actually have the problem of seeing the construction site during daylight besides work and family.
But your budget should be sufficient for a house on a slab. The passive house is a different matter since no one knows what energy saving regulations will be valid in 3 years.
