DDH with max. 53.3 area and max. depth approx. 8m?

Hello,
I have a plot (533m^2) which has a building envelope of 106.6 m^2 of buildable area. We want to build 2 semi-detached houses on it. The floor area ratio is 0.4, so 2 full floors are possible. We would like about 45 m^2 on the ground floor and upper floor and then also the attic studio.

The problem is the setback distances, so we have to observe a maximum depth of 8m (at least for one of the semi-detached houses).
We want to have the living room and kitchen together in one room!!!! With a basement so that the heating is in the basement.

Question: Does anyone know a prefab house provider who offers such a small semi-detached house?
What I have found is this: Schwörerhaus
Plan D 20-109.1 / D 20-103.1
and variant D 20-103.2 / D 20-109.2
But the kitchen is in the wrong place and still too big...

Our plot is already very very very expensive... and so we would like to build turnkey from the catalog... Can someone give me an estimate, if one could find such an offer that can still be reduced in external dimensions so that the built-up area remains under 106.6 m^2, how one could roughly calculate that... So a provider that allows shifting the dimensions of the houses (within a range)...

I found a floor plan in a real estate ad that I actually like, only the staircase would have to be in the middle of the house so it could lead up to the attic... (see attachment)

I’ve been searching like crazy for days... and would really be grateful...

If there is no such thing from the catalog, who can give me an estimate what something like that would cost if built individually???

The entire house would then be about 15m wide and about 7.1m deep...

Do you already have the building permit for a semi-detached house?

533 sqm and 106 sqm of buildable area are classic single-family house dimensions for me, hence my question.

Hello Edwin,

unfortunately, I don't have a suitable catalog floor plan on hand either.

However, I would like to give you two tips:

1. A qualitatively good prefab house is now usually noticeably more expensive than a "conventionally solid" built house.

2. There are indeed providers of prefab houses who build completely individually. This individuality costs about 15 - 20 % extra compared to a "off-the-shelf" house.

Why don't you get an offer from Weberhaus from Rheinau-Linx in Baden - we built an individually planned single-family house (timber-frame prefab) with this company and had very positive experiences.

Every home builder offering [Individualplanung] should be able to provide you with an offer. The house catalogs only target a large audience: families with 4 people and between 120 and 160 sqm. Nevertheless, it is worth making inquiries with companies.

We approached the prefabricated house manufacturers with our requirements from the development plan and our wishes (open kitchen, closed staircase, etc.). After the first appointment, all of them were able to give us a rough price estimate. Forget the catalog prices immediately – they never match your construction project.

Doesn't it make more sense to build a two-family house given the size and possibly separate it according to [WEG]? If the price and space become very tight, having only 1 staircase, only 1 heating system, and only 1 set of connections could actually bring some advantages.
