Hello dear forum participants,

we are interested in purchasing an apartment in Baden-Württemberg. However, it is a "Kulturdenkmal" and since we do not know what restrictions this entails regarding renovations, the question to you here:
- Are changes allowed inside the apartment? (walls out/in, new bathroom, etc.)
- Are changes to the "external appearance" allowed? Specifically: new roof windows?
- Are there special funding opportunities for renovations?

Thank you very much for your tips and information.

Best regards

Hello Tanja Tengelmann,

Here I can only advise getting in touch with the responsible authorities in good time, that is before a purchase.

With listed buildings, there can be many differences. Sometimes only certain parts of a house are listed, such as the facade, sometimes the entire building is protected. Therefore, it is essential to clarify in advance which conversions or construction measures are permitted and what must be observed in such a case.

Responsible authorities: Building department of the municipality, city or district and their office for [Denkmalpflege] or [Denkmalschutz].

As far as I know, funding opportunities vary regionally. In some cases, municipal and/or state funds may be available, but usually only partially to support [Denkmalschutz], and rather less for private use.

Best regards Danton
