Good evening,

I actually have a very general question, which is not directly related to building a house, but rather to the maintenance after a purchase.

I wanted to inquire about the costs involved and how the ratio of monthly costs for a house compares to that of a rental apartment. I personally believe that a house should be cheaper than an apartment in a city and outside of a "ghetto." However, I have not been able to confirm my suspicions since no one in my close circle of acquaintances is familiar with homeownership.

Here are all the costs I was able to quickly research on the internet:

One-time
House price

Annual/Monthly
Liability insurance
Household insurance
Building insurance
Property tax

Garbage collection

Is there still anything important missing here?
Is a [Sanierungsgutachten] mandatory?
What exactly is recorded in such a report?
Structural instability and information concerning energy consumption?

Currently, I pay €75 in operating costs per month for my apartment.
(60 sqm, apartment block, built in 1978)
Can the operating costs for a house with the same size but presumably older fixtures be roughly estimated?

I hope I am not completely off the mark and already thank you in advance for all answers.

This cannot be answered so generally, because usually various parameters (house size, type of apartment/house, insulation, type of heating, etc. are different).

Basically, however, the additional costs are initially actually identical. An example:

Condominium/rental apartment (same property)

Consumption of electricity/gas/water... identical.
Liability, fire, storm, water, glass, flood, earthquake insurance... identical.
Rainwater, wastewater... identical.
Property tax... identical.
Heating maintenance... identical.
Garbage, street cleaning... identical.

Basically, everything is initially completely the same.

And then there are the property management costs, maintenance reserves, additional insurances... these occur only with ownership.

So, purely logically, considering the same parameters, a condominium can NEVER be cheaper than a rental apartment. The same applies to a house.

Can only agree with toxicmolotov. Running costs between ownership and rent are identical, with ownership of course adding maintenance costs etc. - but then it is also your own house or your own apartment.

The only advantage in favor of the (newly built) house can be the heating topic, as it usually consumes less energy/m² compared to a rental apartment. A disadvantage of the house, besides the maintenance already mentioned by previous speakers, is that the house (and property) is often larger than the rental apartment and thus some costs are higher than with the rental apartment.

There are quite a few differences between renting and owning; the additional costs cannot be passed on 100% from the landlord to the tenant. For example, the landlord has to bear costs such as repair, maintenance, administration, bank, [Erbpachtzinsen], and some insurances.

Thus, the costs for the owner are already higher than for a tenant of the same apartment. For a house, you cannot simply calculate this per square meter, since many otherwise similar costs are shared among the parties of the house (e.g., painting the facade). As the sole resident, you have to bear these costs entirely.

The ancillary costs as an owner are higher than for the tenant, but in addition there is the rent itself. Therefore, one cannot answer so generally; I suspect that ownership in ->Unterhalt<- in a desirable location is cheaper than renting in the same location, and vice versa.
