Costs for Shell Construction vs. Completion

I would be interested in your experiences regarding the ratio of the cost of the shell construction to the finished house.

So far, I have heard all sorts of things, so I would like to know how it was for the majority. From half - half to 1/3 - 2/3?

I have currently just finished the shell construction and would like to know your experiences.

For me, it is currently about 230k for 300 m2 of living space. (shell construction + double garage each with finished roof. Solid construction)

That cannot be answered in a general way. Online, I read 40% at the time. In hindsight, of course, that's nonsense because the ratio depends on the value of the interior work. Logically, the more money you spend on it, the lower the share of the shell construction. For us, it was about 1/3

"Previously," people used to say as a rule of thumb that it was 1/3, it was the same for me back then. Today, where people often build with a strong affinity for technology and many things have become standard that used to be considered a luxury, this may have shifted. You can influence this, but not many succeed. So, it depends on you; even today, 1/3 to 2/3 is still possible.

A numerical rule of thumb probably cannot exist, as already mentioned, due to individual demands on the equipment. However, I think one thing can be formulated in general: namely, that the share of the shell construction in the visible shaping of the building space is misleading regarding its price proportion of the entire house.
