Our construction financing will be redeemed in a few days. It was agreed that we have to bear the costs for the assignment of the land charge, but unfortunately we have not yet received any information about how much that will be. In the letter from the old bank, the amount to be redeemed was itemized and it also included 100 euros for a "release of the assignment declaration" or something like that. Is that all, it seems a little low to me? Or are there additional costs? And if so, when will the bill arrive? The refinancing was approved a year ago and will take place at the end of the month, so something should slowly be coming in, right?

Normally, the transferring bank gives the redemption amount including all incurred costs to the acquiring bank. Usually, all costs are included there. If it is only 100 euros, be happy. I often know assignment declarations in the range of 0.5 - 1.0% of the registered mortgage, if it is a bank with seal rights, if the bank involves a notary (must), these costs will be charged to you, but for that the assignment by the bank is quite inexpensive.

The land charge was 210,000 euros, but divided into 3 parts. Two of them in first rank and the third part in second rank, as refinancing was done (renovation). I actually thought that would also be reflected in the price. So you mean that's it with the costs? That would be nice. The old bank is Sparkasse MZ and the new one is Ing-Diba.

The Sparkasse is likely to have seal rights, therefore tendentially (without guarantee) no involvement of a notary. However, 100 euros for a 200k assignment would really be more than cheap. But if you want to move away from ING again, they will have to involve a notary for the assignment.
