Hi, our house construction is getting closer.

Right now, I am looking for a surveyor.
My builder sent me the following eMail:

"You should now order a site plan from a surveying office of your choice.

Surveying offices always require the structural shell sum – please specify approximately €70,000 here. If there are any questions, the surveying office can then contact us directly.

Services:
1. Property plan for the building application with owner directory, local comparison, elevation survey
2. Rough staking and height determination, issuing of the staking certificate
3. Surveying for continuation of the land register
4. Surveying certificate for submission to the building authority"

I have now done this to get 2 offers. The price difference, if I am not mistaken, is around €200. Not much, but in house construction quite a lot which can be invested elsewhere.

Here is the list from Provider A:

Creation of property plans as building documents according to § 60 para. 2 HBO
Service scope: - topographical survey - dxf file of the topographical survey - local comparison - entry of owner information - preparation of property plans according to legal requirements - dimensioned entry of the building project: €450.00

Staking according to § 65 para. 2 HBO
Service scope:
- staking of the building project according to location and height for earthworks (rough staking)
- transfer of the project geometry on site (fine staking)
€500.00

Surveying of a building or structural alteration on buildings with a building value (structural shell sum) from €50,000.00 to under €150,000.00
local and domestic processing; Appendix 2, tier C, column 3
Issuance of the surveying certificate
€785.00

Granting of usage rights to the surveying documents of a building survey
€50.00

Net total
€1,785.00
Value added tax 19.00%
€339.15
Gross total
€2,124.15

Entry into the land register for buildings or structural changes on buildings (charged by the Office for Land Management)
€130.00
Tax exempt total
€130.00
Total sum
€2,254.15

And here from Company B:

Pos. 1.0 Site plan according to state building code with project entry €380.00 (net)
1.1 Elevation plan of the plot and development system €210.00 (net)
digital data (DXF/DWG/PDF) for planning
1.2 Distance area plans with calculation €100.00 (net) - optional -
1.3 Calculation proof of floor space index + gross floor area ratio €80.00 (net) - optional -

Pos. 2.0 Building staking according to state building code
2.1 Rough staking of the excavation pit with height application €150.00 (net)
2.2 Fine staking on the string framework €500.00 (net)

Pos. 3.0 Structural shell surveying for cadastral continuation €765.00 (net)
(up to a BRI of 1100 cbm)
Usage fee to be paid to the state treasury €50.00 (net)

The stated costs are net amounts plus statutory VAT. For the procurement of current geodata of the building plot, an additional one-time fee of approx. €60 - 80 applies. These costs are passed on by us to the state treasury.

So, since these are not necessarily the same wording as required by my building company, I can hardly compare.
Therefore, I need your help experts.
Whether they are basically the same and Provider B just costs more, or if Provider B also offers more services?!

Thank you very much!
