Cost of house construction 2022 Single-family house turnkey

Hello everyone,

we want to start building our house this year and unfortunately have no idea what costs may come up. We want to build near Waldkirchen in the Bavarian Forest. The plot is already reserved and costs 245€/sqm. We have 1100sqm.
It is a slight slope. We do not want a basement and want a flat roof. It should be a cubus house with a gallery and a large window front in the basement.
We have already had the house planned by an architect. It has a total area of 288sqm. However, this includes a double garage, utility room, equipment room, and a balcony. We are now thinking of 600k euros turnkey for the house. Is that realistic?
I hope you can help me.

No. Even though many details about your desired standard/technology/own contribution are missing, you can cross off the 6 in front.

Off the top of my head: 288 m2 (very large!) + Bavaria surcharge + architecture/design surcharge (gallery, large windows...) + slope

At least €800,000 + additional costs.

Please read through one or two posts here. Even in cheaper regions, almost €3,000/m2 is being charged!

PS: If the architect planned this, he probably also calculated a price, right?

thank you for your feedback. We want to build through a developer who will give us a fixed price for our construction project. That is why we did not receive an exact price from the architect.
The 288 sqm includes everything. Also the double garage. The pure living space is 200 sqm.
We get the windows, doors, garage door, and shutters very cheaply through a relative of mine (this has already been agreed with the developer). Our house has a very straightforward layout. 14.72m by 12m.
We want an air heat pump and a BUS system.
My sister finished at the end of 2021, a very similar house, a bit bigger, but with more own work done, also in the region paid 550k completely without reason. That is why we thought our house could be about 50 to 100k more expensive.

So you have an architect who doesn't really want to give prices. Then you also have a builder (=his property?) in detail, with whom you have discussed the delivery of individual materials/trades. And this company also hasn't given you a price yet? Something seems strange here.

I also think that you have to reckon with at least 700k. However, the Bavarian Forest is quite inexpensive for Bavaria. Ultimately, you just have to get an offer from the general contractor and then you can see further.

Our project is being sold with the [Grundstück + Haus]. We already know the price of the [Grundstück]. The architect has created a plan, which is currently with the [Bauträger/GU]. They have not given us a price yet. I just wanted to know roughly what we should expect or how the prices per sqm are in this region.
