Cost of a semi-detached house in Baden-Württemberg

Hello!

A little about me: I am 32 years old and plan to build a semi-detached house with a friend on a building plot (this is possible, we have clarified it with the city administration)! The building area is still in planning, and it is expected that applications for the building plots can be submitted starting next month!

The building plot is in Baden Württemberg! The cost for the plot is €160,000, so €80,000 per half (including development costs).

We don't want to build anything special: about 130m2, 2 full floors, possibly a basement (if the budget doesn't exceed), and a garage or carport with a small tool shed! The equipment doesn't have to be high-end, but it also shouldn't be the cheapest junk (a healthy middle ground). We are both skilled in craftsmanship and want to do some of the work ourselves!

Now my question: Which prefabricated house manufacturers can you recommend for semi-detached houses? And what costs should we expect? (just so we have a rough idea if we can even afford it)

Calculate with 2000-2500 € per m2 plus additional costs, garage, outdoor facilities, and equipment.

You will and can apply.
But: buy a book about today's house construction.
You do not know what prefab house means. And thus you hardly know about other common terms that are absolutely necessary in the construction world.

Building a house strains partnerships that want to pull together.
Among friends, a virtual power struggle often arises when it comes to agreements. Prepare yourselves that after the construction you will have one less friend each. Such is life. Unfortunately.

What is included in the 2000-2500 € per m2?
Land?
Basement?
Sanitary installation?
Heating?

Sure, friendship and the relationship will be put to a hard test there, but we have already been through so much together (illnesses / strokes of fate) that I am optimistic!
But there is always a risk...

Has no one here built a semi-detached house with a prefabricated house manufacturer yet?

Only the house, more or less turnkey – without basement, garage/carport, and outdoor facilities. Additional construction incidental costs come on top.

This question cannot be answered in a general way.

There are houses


    [*]in different efficiency classes (Energy Saving Ordinance, KFW 55, 40 and 40 plus),
    [*]with different heating and ventilation systems,
    [*]with very different fittings,
    [*]made of various building materials and components

...

In my opinion, each house should be planned individually. Then a specification description is created based on the wishes you should have previously discussed with an independent building consultant. On this basis, a calculation can be made.

Unknown factors still include possible additional costs for the foundation due to poor soil conditions and/or hillside locations.

On average, building a house in Bavaria costs

1800 to 2200 € / m² for a turnkey house with a floor slab, in simple architecture and average fittings according to the requirements of the Energy Saving Ordinance.

For an efficiency house 55, a square meter price of at least around 2500 € must be calculated.

But these are only guidelines from my consultations in recent months. It really depends very much on how you envision your house.

The price for a basement is between 50,000 and 70,000 €. Here, the price differences mainly depend on soil conditions and usage.
