Hello everyone,
First of all, thank you very much for this forum, I have already gotten a lot of information, but we also need your help. I have read a lot already and still there remains a certain uncertainty.
Due to the family situation, we (26 and 27 years old, married) want to continue living in the house of my father-in-law. Currently, the ground floor is occupied by my father-in-law. The first floor is basically our domain. It is a small (1.5 story) terraced house built in 1957. The house has a footprint of 8x8m. Since the first floor + attic is too small for us in the long term, we would like to extend or convert.
The current plan is a 6x6m extension, as well as dormer windows on the first floor and changes to the room layout. Unfortunately, an 8x8m is not possible due to the distance from the street. And an additional story is also not possible due to the development plan.
We presented our wishes to an architect, who is an old acquaintance of my father-in-law, and yesterday we received a first calculation:
Demolition work garage, roof and partial first floor: 10,000.00€
Enclosed space 480 m³ at 280.00€ each: 134,400.00€
Thermal plaster existing building: 6,000.00€
Dormer window street side: 3,600.00€
Architect: 7,000.00€
Total: 161,000.00€
The price is completely inclusive of flooring and wallpapering work, so according to the statement, we could still save quite a bit. It is probably difficult to assess, but will this price be maintainable?
Many thanks
Jan

Ground floor remains untouched.
A major renovation will probably take place on the 1st floor. The breakthrough to the 2-story extension will be made through the 1st floor.
The following is planned:

- I will call it a major renovation of the 1st floor
- Extension 6x6m, 2 stories, with breakthrough on the 1st floor
- Dormer windows on the 1st floor
- New roof with insulation
- Interior finishing

Unfortunately, more precise estimates are not yet available, as we have only submitted a preliminary building application so far. Once this is approved, we will receive more exact figures.
The architectural service is essentially a favor, as it is an old acquaintance of my father-in-law.

Costs for the structural engineer and building application are not included.
