Our house construction project is taking shape, and we are preparing the appointment for financing and want to arrive there with the most realistic cost expectations possible.

If someone could take a look at this, that would be great:

Is this realistic?

You don't need a garage/carport?
You don't need a paved driveway?
You don't need a terrace?

Is the base slab included in the €162,000? Also the statics, and architect for the building application? Soil survey? Are the house connections for electricity, water, sewage already on the property or only in the street?

Air heat pump with underfloor heating? Some house manufacturers also abuse an air heat pump with radiators. Ventilation system yes/no if yes central or decentralized?

Energy saving ordinance house or KFW XY? Or what kind of insulation standard?

€10,000 buffer for the entire selection process? Just for electrical alone, a few sockets, switches, ceiling spots quickly add up to €2,000-3,000.

For Q2 the normal quality level is a textured wallpaper (at least with drywall walls) but it can be different for plastered walls.

Don't understand the list? You talk about a selection buffer, that sounds to me like a prefab house manufacturer whether massive or timber construction, where is the detailed cost breakdown from the house manufacturer that you take to the bank? Or do you handle everything yourself?

Driveway and terrace will follow later. Garage/carport is not needed, but might possibly come later.


Included.


On the plot.


Air heat pump with underfloor heating. Central ventilation system included.


Energy saving ordinance.


No very high demands. Everything sounds okay in terms of quantities based on the construction service description. Possibly Cat7 LAN cabling in three rooms.


Solid walls. You can forget textured wallpaper with me. White painted, smooth plaster is the wish. Possibly something colored in the children’s room.


Solid prefab house, correct. I didn’t want to post the entire service description here. It was mainly about whether the additional building costs are realistic.

Notary and land registry will cost more than double. The purchase price was similar for us; the notary fee was 580 € and for a mortgage of 180k we paid 780€.

Yes and no.
The 2% costs refer to the land value and thus to the costs of the acquisition of the land only. That is about right.

I would consider the costs for registering a land charge under the position of construction financing costs.

Of course, that’s why I wrote that the value (40k) was similar for us. The OP explicitly wrote notary and land registration. So my comment fits.
But in such a project, it is a minor position anyway. Just wanted to mention it.
