Does anyone here have a cost breakdown, perhaps in the form of an Excel spreadsheet, that is helpful for building a shell house?
We would like to make a (rough!) breakdown, but we are quite clueless and do not know what we need to calculate! We don’t want to forget anything important!
These questions cannot be answered as they stand, so you would first have to say how large the building is supposed to be and what you understand by a shell house. This also differs, for example, from provider to provider; for one it is a pure shell with trades for roof truss and windows, for the next a “refined” shell (the entire interior finishing is missing), and yet another offers various trades as finishing packages – almost everything in between is imaginable.
In any case, you should consider that you need time to carry out the self-performed work (EL), and that as a layperson. Most builders are understandably simply overwhelmed to perform the trades that looked good on paper as self-performed work (EL). Under no circumstances should you carry out trades as EL whose completion is still followed by trades from the contract for work and services. This not only puts you under considerable pressure but also endangers the entire construction schedule, since such negotiated EL are scheduled with deadlines for execution, as is common with professional craftsmen.
EL should always be taken out from the back to the front, meaning: as soon as you tackle EL, the contract for work and services with the provider should be concluded.
