Hello everyone :-),
I am planning to build a house on an already existing plot of land (approx. 450m²). (Baden-Württemberg) It should have no special features except for a balcony. (also no garage) 120 - 130m² of living space would be completely sufficient for me. It is to be built on a concrete slab.
- 1.5 floors
- Masonry aerated concrete (for example)
- Kfw55
- Air-to-air heat pump
- Aluminum roller shutters (mechanical)
- Gable roof (25°)
- 1 bathroom (approx. 12m²), 1 guest WC
Interior fittings (flooring, doors, sanitary fixtures ...) qualitatively in the good mid-range.
Please initially exclude furniture and outdoor facilities.
These are the key points that have come to my mind so far. There are certainly some details missing which you are very welcome to point out and which I will gladly add later.
A small plus is that I work in a "hardware store-specialist trade hybrid." There I can get virtually every part required for the shell construction and interior finishing cheaper. To make this easier for you, I would cautiously say overall 15% off the material costs, I even think a bit more. Also, many craftsmen from various trades owe me a favor ;-)
(+ Possibly not a big saving, but a friend of mine can take care of the earth disposal free of charge.)
I would really appreciate it if someone could take on my question and maybe give me a rough estimate of what such a house, as I described it, could cost :-) If the information is too vague and you need anything else, as mentioned, just ask.
