Hello everyone,

I recently bought a condominium in a larger building. The apartment is currently rented out and is to remain rented (I will not move in).
The previous owner had concluded supply contracts with the electricity provider, etc. Is it common practice that the new owner (i.e., me) simply has the contracts transferred to their name, or does the previous owner have to terminate the contracts and the new owner conclude new ones? How does this usually work in practice?

From when would the new owner have to look for a new electricity provider? The handover of the apartment was a few days ago. However, it will still take a few months until I am registered in the land register.

The main aim is to prevent the tenant from being left without electricity, etc.

Thanks in advance for your answers :-)

Here is something wrong. The house has a grid connection. Period. That supplies it with electricity. This is done by what is called a grid operator where it is located, here with us a subsidiary of Eon. It can be different for you. There is nothing to change there. It is fixed. But whose electricity do you draw from? From the grid? That is decided by the customer, the tenant, who also pays for it. Electricity companies, just like telephone companies and gas providers, do not sign the contract with the landlord, but with the end customer, the tenant in this case. So the whole thing is zero nada your problem. It is different with waste. There you will have to take over the disposal contract and pass on to tenants what it costs. Same goes for chimney sweeper, heating maintenance, snow clearing, street cleaning. Water can, but does not have to, also be contracted directly with the tenant. It depends on whether the apartment has its own water meter or just a submeter.

correct, electricity is the tenant's responsibility and if gas is available, possibly that as well. since there is probably a central large heating system, it will certainly be billed through the administration of the entire building. all mentioned points can also be clarified with the previous owner, as he knows the explicit details better than we do here

I know it like that from rental apartments as well. When moving in, it was clarified between the landlord and the tenant, and that was that. If a tenant had to change the electricity provider, they don't have to consult the landlord, only the electricity provider.
