Our architect is currently trying to make the "Bauteam" principle appealing to us, but we doubt that it will bring us any advantages. The "Bauteam" principle involves including the craftsmen already during the execution planning phase. All potential craftsmen are invited to a joint event on the construction site where the project is presented. They receive detailed information about the necessary measures early on. The craftsmen get paid for this planning phase, including companies that will not be considered later. Nevertheless, the principle is supposed to save 10–15% of costs and time in the end. We cannot understand the time savings aspect, because according to the architect's schedule, about 6 months will pass from the introductory event to the start of construction. We cannot assess the cost savings aspect. By the way, our project is the complete renovation of a farmhouse (250 m2).

Does anyone have experience with the "Bauteam"?

best regards Egon

For complete renovations, this is definitely sensible. They often cannot be carried out in a completely linear and neatly separated manner by trades, as more processes have to run in parallel or interlock. We had enormous problems moving the construction processes efficiently forward in a larger, complex project because a lot of communication did not take place or was relayed through third parties. After we were six months behind schedule and further delays threatened, we organized a construction participant [jour fixe], which took place two more times. It was exhausting, there was a lot of blah blah as well, but some interfaces ran significantly better.

That sounds to me very much like immaturity of the basic idea. However, that is a significant difference from the usual single-family house new construction.

Sounds fundamentally reasonable to me, but I don't really see the point in spending that amount of money on it. Apart from that, a one-time event is certainly a good start, but after half a year there will surely be a refresher, as reported by .

Why should you pay extra for that? The craftsmen have to come anyway for measurement and cost estimate. With plenty of lead time, you could simply schedule it for the same appointment, and then they would all meet anyway. They work best together anyway if they know each other. Or if they have the same boss.

Is there any indication of the amount of costs to be incurred? I couldn't see that now... I also assume that after 6 months only little of the discussed remains in memory. If the craftsmen know each other, they coordinate among themselves anyway. At the event it will then be said this is how it should be done and then every craftsman is allowed to add his two cents?
